The Woodlands is nearby, offering some of the best area hospitals, restaurants, and shopping options. With everything you need just around the corner, there’s really no need to go beyond The Woodlands.

What is there to do nearby?

Nearby, you’ll find the Sam Houston National Forest, offering rare access to National Forest land. The forest features 85 miles of trails for hiking, biking, and horseback riding, along with the 128-mile Lone Star Hiking Trail for year-round hiking. There are also boat launches, picnic areas, beaches, and concession stands at various recreation and day-use spots, providing endless outdoor opportunities.

What are the amenities at The Estates of Texas Grand Ranch?

The community will feature a thoughtfully designed 10-acre park with a stocked fishing lake and a clubhouse – perfect for gathering and enjoying the outdoors. There’s no time limit to build. This gives you plenty of time to make the right decision on which builder to choose and pick the perfect plan. There’s no stress with meeting a time constraint out here.

Can I choose my own builder?

We’ve carefully vetted a list of trusted builders for our community, thoroughly evaluating their work and customer service over the years. We’ve done the hard work for you, ensuring these builders deliver quality homes on time. Choosing the right builder is a big decision, but we’ve made sure that one of these builders will be the perfect fit for your dream home.

How does financing work?

We work closely with several banks that offer a variety of lending options tailored to our communities, including lenders with 10%, 15%, and 20% down programs. Each provides unique financing solutions to fit your needs, whether you’re local, out of state, or even purchasing from abroad. This flexibility makes the process seamless for all buyers. Plus, we offer special incentives for those traveling from out of state to secure their future homesite.

Is there an HOA?

There is a POA (Property Owners Association) of $595 a year, which is in place to protect the community and land value. This covers general upkeep of common areas to keep the community looking pristine.

What are the protective covenants?

The minimum square footage for building at The Estates of Texas Grand Ranch is 2,000 square feet. You can build larger if desired, but this requirement helps preserve the value and character of the community. Each lot can have up to three structures: a main home, a guest home, and an outbuilding (metal workshops are allowed).

What are the utilities?

Utilities include city water, underground electricity, and high-speed fiber optic internet with AT&T.

What school districts are close by?

The Estates of Texas Grand Ranch is in the New Waverly School District.

Are farm animals allowed?

Horses and laying hens are allowed. Domestic animals are allowed as well.

If I can't travel right now, can I still buy land?
For those unable to visit in person, we offer virtual tours of the property. We’ll walk you through the lot, highlighting the terrain, tree types, and location. If you decide to purchase, just 10% down is required, and we can handle the paperwork electronically to make the process easy.

The minimum square footage for your house is 2,000 feet and you can go as big as you want.

What's the investment potential?

Right now, Conroe is the fastest-growing city in the U.S. and it’s all spreading up north to Texas Grand Ranch. It’s just a matter of time with all the growth coming this way, that this is going to be that this is going to be that little paradise, where you’re kind of outside the hustle and bustle with that protection. But just down the road you’re going to have all the modern-day conveniences you need.

Are cabins and tiny homes permitted?

Tiny homes would be tough as you have to meet that 2,000 square foot minimum. You also have to meet the 65% masonry – brick, stone, stucco, or glass. If you can meet those requirements, then you’re really good to go.

How can I see what lots are available?

The best way to see what’s available is to visit our Information Center off I-45 on the 102 exit. The Black Oak model home is also another office of ours. We have plenty of Land Consultants out there and maps available to show you what’s available.

How much does it cost to build?

The cost to build really just depends on what builder you choose. We have builders as low as $80 per square foot and others that go up to $150 or more per square foot. If you meet right in the middle you’re probably looking at $120-$130 per square foot.

How much are taxes?
One of the advantages of living at Republic Grand Ranch is the low tax burden. The annual HOA fee is just $595, and property taxes are typically under 1.5%.
